This page defines the operating boundary of Aadhan Property Concierge. The service is buyer-focused advisory, on-ground support and transaction coordination across Coimbatore and the Nilgiris. Exact commercial scope is agreed separately for each engagement.
Direct answer
The operating model is designed to keep the buyer’s process coherent while preserving professional responsibility. Where a question requires a lawyer, surveyor, engineer, planner, valuer, tax / FEMA adviser, lender or authority, that conclusion remains with them.
What Aadhan may do
Help define requirements, location / property-type criteria and a disciplined shortlist.
Research and compare buyer-relevant location context across Coimbatore and the Nilgiris.
Assist with candidate discovery and organise seller / intermediary information without operating as a listing portal.
Compare actual candidate properties against the buyer’s brief and available evidence.
Attend / coordinate visits within agreed scope and document observable conditions, routes, surroundings and unknowns.
Organise records, maintain an issue / evidence register and coordinate the buyer’s chosen professionals.
Assist with buyer-approved negotiation communication, conditions, task tracking and transaction logistics within the agreed mandate.
Coordinate practical readiness, participants, document flow, possession and post-purchase tasks within the separately agreed scope.
What stays separate
Aadhan Property Concierge does not issue legal title opinions, certify title, draft legal conclusions or guarantee transferability. Legal work is a separate engagement with the buyer’s chosen lawyer.
Aadhan can document visible markers and coordinate survey work. Measured boundary / survey conclusions remain with the competent survey professional / authority.
Aadhan can record visible site / building conditions and coordinate specialists. Structural, geotechnical, drainage-design and engineering conclusions remain separate professional work.
Aadhan can organise comparable / commercial information for buyer decision-making. A formal valuation remains with a qualified valuer where required.
Buyer-specific tax, FEMA / NRI, banking, remittance, loan or investment advice belongs to the relevant qualified adviser / authorised institution.
Aadhan cannot approve a plan, issue a government record, guarantee registration acceptance, secure mutation or guarantee authority timelines.
No guarantee is made about future price, appreciation, yield, resale liquidity, rental demand, development, infrastructure completion or investment outcome.
Aadhan does not adopt seller, broker, promoter or developer representations as fact merely because they were supplied to the buyer.
