Land and survey records
The portal currently provides Patta/Chitta, A-register, FMB/field-map, TSLR and urban survey-map services. The useful record depends on how the property is identified.
Locality-specific triggers
Local research should create a targeted workstream - not a generic risk label.
Older buildings, mixed use, parking/frontage, redevelopment assumptions and exact street conditions can create diligence questions beyond the locality reputation.
Layout identity, site level, drainage, boundary, utilities and live road-widening relevance can become early diligence streams.
Corridor access, flyover/ramp conditions, airport noise/height controls and road-acquisition exposure can require current external-source checks.
UGD package/status, road restoration, junction/widening changes and outer-layout records can make current infrastructure evidence material to the file.
Planning and layout
Coimbatore LPA provides the wider planning framework, while CCMC publishes current town-planning and land-development resources for corporation properties. The exact property may require a different local-body/DTCP route depending on location and property type.
CCMC’s land-development page states that planning permission from the Local Planning Authority precedes corporation layout approval. That is useful process context, not proof that a particular layout or building is approved.
Issue tracking
A tracker should preserve unresolved questions until the responsible source closes them or the buyer consciously decides how to proceed.
The document, record, observation or professional input is in the buyer file but has not necessarily been reviewed.
The responsible lawyer, surveyor, engineer, valuer, authority source or other professional is actively addressing the question.
The responsible source/professional has provided an answer sufficient for the buyer to use.
The facts are sufficiently understood, but the buyer must decide whether to accept the trade-off, negotiate, proceed or stop.
The issue must be closed or expressly handled before advance, agreement, registration or another material commitment.
The finding or contradiction is serious enough that the buyer should not treat the transaction as ready without further professional work or reconsideration.
Professional boundaries
The strongest buyer file makes the boundary visible instead of marketing every check as one bundled certification.
Title, legal access, deed interpretation, contractual effect and legal conclusions remain a separate legal engagement. The buyer may choose any lawyer.
Survey/measurement and boundary conclusions belong to the survey professional and relevant records.
Engineering/technical conclusions belong to the appropriate qualified professional.
Commercial comparison can be organised, but formal valuation remains separate where required.
An EC, Patta, approval or RERA registration may be relevant evidence without answering the whole purchase.
The checklist changes with property form, locality, intended use, records available and issues identified on site.
