Eight evidence families make the report useful after the visit is over.

Show road level versus site/building level, visible drains, low points, runoff paths, retaining walls and signs of water movement where observable.

Building / land condition

Record observable condition, access to common areas, boundaries/fences as seen, vacant/constructed portions and areas that could not be inspected.

Utilities & public works

Note visible water/sewer/drain/electricity context and active road, UGD, drain or other public works around the site.

Surrounding use

Capture nearby residential, commercial, institutional, industrial/workshop, vacant-land or construction activity that materially affects the intended use.

Open questions

Separate what the visit established from what still requires documents, survey, engineering, legal review, valuation or another specialist.

When one visit is not enough

Time of day and weather can change what the buyer needs to see.

A second observation is justified when the purchase depends on a condition that a single appointment cannot reliably show.

Peak traffic matters

Repeat the route at a realistic morning/evening time where commute, junction access or corridor congestion is a decision variable.

Noise matters

Revisit during the activity period relevant to the concern - traffic, commercial use, institutions or aircraft exposure - rather than relying on one quiet visit.

Drainage matters

Where levels or water movement are material, wet-weather or post-rain evidence can be more useful than a dry-day impression.

Parking matters

Observe after-hours or business-hour parking depending on how the buyer will use the property.

Neighbouring construction matters

A second visit or current local enquiry can help distinguish temporary construction disruption from the longer-term surrounding use.

Remote buyer cannot travel

Use a route-to-property report and targeted follow-up footage so the buyer can ask for specific evidence rather than receiving only a generic walkthrough.

Current local conditions

Active infrastructure work belongs in the visit report when it affects the property.
